As-Is Purchases: All purchases made through the HPP Investment Buyer Program are as-is purchases. The properties are sold in their current condition, and the investor assumes all responsibility for any necessary repairs, renovations, or upgrades.

Cash Purchases: All purchases under this program must be made as cash purchases. There will be no escrow or title services involved. All payments must be made directly to the designated trustee as outlined in the agreement.

Tenants and Evictions: Some properties acquired through the program may have existing tenants. It will be the investor’s responsibility to handle any necessary eviction processes and adhere to all legal requirements regarding tenant rights and local regulations. Immediate insurance coverage is also necessary to protect both the HPP Agency and the investor’s interests.

Compliance with Terms: All investors participating in the HPP Investment Buyer Program will be bound by a Memorandum of Understanding (MOU) that outlines the terms and conditions of the program. Compliance with these terms is essential to ensure a successful and mutually beneficial partnership.

End Users Only: All properties acquired through the HPP Investment Buyer Program must be transferred to end users only. No corporations or entities of any nature are allowed to be the final recipients of the properties. This ensures that the properties are used for their intended purposes and benefits the communities they are located in.
